Change to our SSL (secure sockets layer) certificates from 10 April

We have changed the SSL (secure sockets layer) certificates for all HM Land Registry domains, moving to new certificates that include the SSL.com root CA (certificate authority) certificate at the beginning of their chain. This update was essential to ensure our services remain current and secure.

From 8pm on Thursday 10 April 2025, the following HM Land Registry services started using the new SSL.com root CA.

  • eservices.landregistry.gov.uk
  • sign-your-mortgage-deed.landregistry.gov.uk
  • maintain-llc.landregistry.gov.uk

As the new SSL.com root CA is more recent than the previously used root CA, there may be instances where certain systems or browsers interacting with the listed services do not have the SSL.com root CA installed in their trust stores will present a certificate error.

We strongly advise you to ensure that your systems are up to date and have the latest publicly trusted CA Root Certificates installed. If you find that your systems do not have the latest SSL.com Certificate Authority Roots installed, we recommend following the documented guidance provided by SSL.com. Download and install the necessary certificates.

Please be assured that this change is part of our routine security maintenance and does not affect the security or reliability of HM Land Registry services.

Sunday service downtime

We will be carrying out maintenance to deliver service enhancements on the following Sundays. Our services will be unavailable between 8am and 2pm on these dates.

  • Sunday 12 October
  • Sunday 16 November
  • Sunday 14 December
