Making home buying and selling faster with upfront data

Home Sale Pack joined the Geovation Accelerator Programme in 2024. The programme, backed by HM Land Registry and Ordnance Survey, provides geospatial and PropTech start-ups with grant funding and 12 months of support, encouraging the innovative use of our data to benefit the property market, society and the economy.

If there’s one thing I’ve learned over the last two decades, it’s this; the biggest problem in the home moving process isn’t a lack of information, it’s when  that information appears. 

The issue 

In most transactions, the critical legal details only surface weeks, sometimes months, after a sale is agreed. By that point, buyers are emotionally and financially committed, and any issue becomes a problem. It leads to delays, renegotiations, and far too often, transactions falling apart altogether. 

Home Sale Pack was built to change that. 

The solution 

We are a digital platform that brings together and verifies the key legal information needed to sell a property before it goes on the market. Our aim is simple, to move the legal work to the start of the process, rather than the middle. 

Launched in February 2024, the response was immediate. There is a clear appetite across the market for upfront information. We now work with estate agents, conveyancers, auction companies and direct sellers, all of whom are looking for a more efficient, transparent way of progressing transactions. Our team has grown to 10, and we are continuing to scale up. 

At its core, Home Sale Pack is about making better decisions earlier. 

By providing key property information at the point of listing, buyers and their advisers can see exactly what they are buying into, not weeks later, but from day one. That means fewer surprises, more proceedable buyers, and a much smoother path to completion. 

Data-led 

This approach is underpinned by our use of HM Land Registry information, including title and local land charges data.   

These data sources allow us to identify potential legal issues at the outset, whether that’s restrictive covenants, rights affecting the property, or local land charge entries that could impact the transaction. Crucially, we don’t just surface the data; we structure and explain it, so it can be understood and acted upon early. 

In doing so, we are not replacing conveyancers, we are enabling them to start sooner, with better information. 

The impact 

The impact is already clear. We are seeing more informed buyers, faster transaction times and fewer fall-throughs. To date, we have not had a single fall through and so far in 2026 we are seeing timescales from pack creation to legal completion drop to an average of 7 weeks. 

Estate agents are able to answer questions with confidence, backed by verified data, and sellers benefit from a more transparent and predictable process. 

Ultimately, this is about reducing friction. Not by adding more steps, but by changing the order in which they happen. 

Support from the Geovation Accelerator Programme

Our participation in the Geovation Accelerator Programme in 2024 was a key milestone. It gave us the opportunity to refine our proposition, collaborate with industry experts and deepen our engagement with HM Land Registry data. It also reinforced what we had already seen in practice, that there is strong support for a more proactive, data-driven approach to conveyancing. 

The future 

Since launch, we have produced hundreds of Home Sale Packs and expanded our access to local land charges data across more than 120 local authorities in England and Wales. For us, this is just the beginning.  

The direction of travel is clear. Buyers expect transparency. Estate agents want certainty. Conveyancers need better data, earlier. 

The industry has the information - the opportunity is to use it differently.

    The Home 🏡 Sale Pack legal information helped to sell a property  before it went on the market.

    The approach is amazing and has saved many people from going around the houses and is most welcome in the industry.
